Rancho Palo Verde Summer Market is Already Heating Up

When it gets hot the best place in Alpine to be is at Palo Verde Lake or your own pool, however depending on your yard, there is room for a lot more of us at the lake.

Activity is a little slower in Rancho Palo Verde than Palo Verde Ranch, however there are buyers waiting for the right house.  Currently what has been selling in Rancho Palo Verde Short Sales. 
  

Rancho Palo Verde has sold only one house since the beginning of 2013. 2315 Nido Aguila was a short sale that was in need of a rehab. The MLS says that there were two however the Big Wagon house was erroneous entered into the MLS and obviously isn't part of Rancho Palo Verde. 

2041 Corte Asoleado is also a short sale currently waiting for bank approval.

What is on the market in Racho Palo Verde?

2037 Via Trueno is a traditional sale fairly new to the market, whose pictures do not do the home justice.
2921 Via Viejas Oeste just lowered their price to under $1 million.
2620 Firebrand Way was a foreclosure that was "rehabed" and is now back on the market. What do you think of their finishes?
2243 Via Tesoro has been on the market forever, however they just lowered their price again and are getting closer to where it should be. 
3112 Via Viejas Oeste is a 2 story home with gorgeous Outdoor Living also on the market however it wasn't listed under Rancho Palo Verde.

Rancho Palo Verde Has Only 4 Houses on the Market

Alpine has been experiencing extremely low inventory as of late. Of course almost all of San Diego has been. As a whole we have been holding steady at around 40 something houses for sale in Alpine for the last few months. 

Now Rancho Palo Verde has been doing a little better inventory wise than it's sister community Palo Verde Ranch has been doing since currently they have no houses on the market. At least Rancho Palo Verde has 4 houses for sale. 

Since only 8 homes in Rancho Palo Verde Sold Last Year we are currently at 6 months of inventory, which is considered a "Buyers Market". Something that is becoming a little more rare these days throughout the county, but certainly normal and expected in the higher price brackets of the Luxury Home Market.

The first one is on Via Viejas Oeste and was taken off the market in 2011 and put back on the market at the beginning of this year

Now the house on Firebrand, the second from the top is an investor flip and sometimes at the higher end these end up flopping. This one has already decreased its value from the $800,000s to the $700,000s.

The 3rd one, on Via Tesoro has been on the market on and off since 2010 and has been on full time since April of last year.

The 4th one on Via Viejas Oeste has been trying to sell for a while too. Now they have switched real estate agents to see if that would help.

None of them seem to be new to the ball. 


What does this mean if you are looking to buy in Rancho Palo Verde? 
To some degree you have more power than if you were in a slightly lower price range. However these are still on the market because the sellers haven't been willing to take what the buyers have wanted to pay. So they may sit on the market a while longer until either the market goes up to where the sellers are happy or they decide it is better to move to the next house instead of be stuck on a particular price.


What does this mean if you are thinking about selling a Palo Verde Ranch home?
There is still little or no competition. Since these houses have been over exposed to the market. If you are ready to sell there are buyers waiting for the right house to come on the market.

Racho Palo Verde Homes Sold: Of the recent Homes Sold In Rancho Palo Verde all were in generally great condition and traditional sales.
2627 Firebrand was sold as a Traditional Sale although less than a year before it was sold as a foreclosure property.
2073 Via Trueno had some decorating touches that may not have been appreciated by others.

Rancho Palo Verde Homes for Sale:
2620 Firebrand is a foreclosure that does not qualify for regular financing since it lacks the basics like a kitchen.
2085 Via Trueno is a Short Sale in fantastic condition.
2243 Via Tesoro is somewhat dated and the smallest of all the the Rancho Palo Verde homes both sold and for sale.
2739 Via Diguenos obviously is part of Palo Verde Ranch, but the listing agent mistakenly listed it ins Rancho Palo Verde.
2993 Via Viejas Oeste is in great condition.
