Where are Alpine, California Home Prices Going in 2013?

Lets look at Alpine Real Estate News to See Where the Alpine Real Estate Market is Going?


Alpine Real Estate News -
The median list price in January for single family homes in Alpine is $522,497. The list prices dropped by -0.93% from the previous month.
The price per square foot for listings in Alpine 91901 is $233.
According to CoreLogic Alpine's Median Sale Price in September for was hovering around $400,000, Alpine's Median Sales Price in October rose to $450,000 and in November Alpines Median Sales Price reached $475,000
The price per square foot for sales in Alpine is $135.
The number of active listings in Alpine dropped by 20.8% from the previous month.
The median number of days Active Alpine Properties have been listed is 100. This is significantly shorter than the national average.




Alpine Homes Sold Price vs. Alpine Homes Listed Price
In an average market we usually see the Median Alpine Homes Listed Price Above the Median Alpine Sold Price, toward the end of the year we can see that the sold price actually crossed over indicating that prices are on the rise and people have been willing to pay more than the list price to insure they are able to purchase the house.




What has caused this increase in sales price? Low Inventory. 
People want to buy to take advantage of today's low interest rates and many feel we have reached the bottom of the real estate market so they want to lock in these low prices. Most houses for sale have experienced multiple offers so buyers are placing their offers higher than list price to ensure they get the home they want. With the current low inventory we will continue to see upwards pressure on prices. The entry level houses have the most pressure on them however Alpine Luxury Homes may be on the rise too. I have several clients myself hoping to make their Alpine Luxury Home purchase in 2013


Alpine House Prices- How many Alpine Homes Sold in Each Price Point for 4th quarter 2012?
Alpine Homes Under $300,000 - 7 
Alpine Homes Between $300,000-500,000 - 28
Alpine Homes Over $500,000 - 16   

The lowest priced Alpine Home Sold was $175,000, which was a small home on Carveacre on the outskirts of Alpine's boundary, located on a long dirt road.
There were 2 that took home the highest priced Alpine Home sold was $690,000 one was a Sky Mesa Ranch Home which was a traditional sale and the other was a Rancho Palo Verde short sale in gorgeous condition.
