Racho Palo Verde Homes Sold: In 2012 a total of 8 Rancho Palo Verde Homes Sold
Of the 8 sold, 2 were Short Sales, 2 were Bank Owned Foreclosures and 4 were Traditional Sales



Rancho Palo Verde Tradtional Sales
2073 Via Trueno- had granite counters, but many other finishes were dated
2703 Via Chinarros- great condition

2047 Corte Madeira- smallest house at just under 3,000 sqft
2627 Firebrand Way- was actually a Bank Owned Foreclosure the year prior and owners decided Alpine wasn't for them and sold after making some improvements
2131 Corte Plata Espuela and 2110 Corte Plata Espuela are not on the list above because it was entered incorrectly by the listing agent 
2131 Corte Plata Espuela- sold for $624,000, the home had interior upgrades and a pool
2110 Corte Plata Espuela- sold for $725,000 had interior upgrades and a pool

2852 Conestoga Court- fine condition, need some TLC
2085 Via Trueno Street - Gorgeous inside and out

Rancho Palo Verde Bank Owned Foreclosures
2131 Corte Plata Espuela- all original finishes, needed updating     
2620 Firebrand Way- poor condition, without a kitchen

The average days on market for the Rancho Palo Verde homes was 63, while both Firebrands, Conestoga, Corte Madeira and 2131 Corte Plata Espuela all were on the market less than a month before they went into escrow. 2073 Via Trueno was on the longest at 199, could have been the pink faux paint job that held it back.

Based on the numbers it is hard to say there is a clear trend since the short sales and bank owned foreclosures lead the numbers askew. The good news for Rancho Palo Verde Homeowners is that things are moving quickly when the price is right and based on the real estate trends we are seeing prices are trending up. Currently there are 4 homes for sale in Rancho Palo Verde in addition to 2 short sales that are waiting for bank approval, so we have 6 months of inventory based on last years sales which is a little more than the San Diego County Statistic.

In my opinion  2085 Via Trueno Street was the best deal of the year at $690,000. Gorgeous interior, almost 5,000 sqft and beautiful grounds s well. Which one do you think deserves the award? What is going to be 2013's best deal? Will it be one of these below?
