What Sold in 2012 in Palo Verde Ranch Alpine, CA

For those unfamiliar with Palo Verde Ranch, it is a great community offering a wonderfully active Southern California lifestyle, from riding and hiking trails to lakes with boating facilities. Tennis and  volley courts, and gym. Picnic grounds and park by the the lake  gorgeous clubhouse for more formal occasions. Each lot is a minimum of two acres and has it's own spectacular view of mountains, the lakes or even the ocean

3303 Katie King is not actually part of Palo Verde Ranch, although the listing agent identified it as so. Out of the 12 Homes sold in Palo Verde Ranch only 1 was a Palo Verde Ranch bank owned foreclosure and there was 1 Palo Verde Ranch short sales leaving 10 traditional sales in Rancho Palo Verde a great statement for the Palo Verde Ranch Homeowners.

Homes sold a little slower in Palo Verde Ranch than in Rancho Palo Verde, although 2, 2967 Via Viejas and 4086 Via Palo Verde Lago did sell in less than 2 weeks on the market, the average was under 2 months. 3005 Via Donito and 2970 Via Viejas were on the market the longest over 8 months.

Palo Verde Ranch Homes for Sale: Currently there is only one house for sale at the Old Ranch as Palo Verde Ranch is affectionately known. This is extremely low for the normal demand of the area. With low inventory comes higher prices from the lows that the community was recently experiencing.

Alpine's Palo Verde Ranch Market Update for May 2012

Palo Verde Ranch, Alpine CA has had 5 homes sale in the last six months. 4 Traditional Sales, 1 Foreclosure, aka Bank Owned Property. For full disclosure the Multiple Listing Service also indicates another, but it was one of the ones that although you have to go in the ranch to get there it isn't technically in the ranch.  Details Listed  Below

Currently Listed are 4Traditional Sale Homes for Sale and 1 Short Sale.

This marks a substantial decline in both Palo Verde Ranch Short Sales and Palo Verde Ranch Foreclosures compared to Palo Verde Ranch Tradition Sales. This trend has been reflected throughout Alpine and San Diego County. While short sales will be a substantial part of the market as we end 2012 (the laws regarding taxation of short sales end in 2012), we have seen a substantial decline in foreclosures. While we cannot predict the future we don't see a substantial increase in foreclosures coming in the year 2012.


What does this mean? Right now we are seeing upward pressure on prices, especially in the $300,000 and under price range countywide. House priced above $400,000 (which includes most inventory in the ranch) aren't receiving the same pressure. However we are seeing people with money come in for the higher priced homes if they perceive a good deal. We are also seeing shorter market times across the board so if you want or need to sell it should happen fairly quickly.



Palo Verde Ranch offers a wonderfully active Southern California lifestyle, perfect for young families and retirees alike. The facilities include two beautiful lakes.
